Rebecca and her place are amazing. An exquisite property and location. An absolute must for a cosy quiet retreat. Local shops are only a short drive away.
A great place to base yourself if you are into walking too.
The kitchen is super well equipped, in fact it’s by far the best Air BnB kitchen I’ve been in. The furniture and bed are extremely comfortable and the shower is awesome too. If I could give Rebecca 7 stars, then I would. I will 100% be returning.

One of the Airbnb.'s we have stayed in. The place was well laid out everything you would need was to hand. Rebecca was very welcoming especially liked her home made brownies. Location was very good. All the kitchen ware etc was of excellent quality. A first class Airbnb. A credit to the owners

What a great find. Having a rare night away from out two toddlers, we wanted somewhere close to the Lakes, but where we could relax, cook some nice food and curl up in the sofa! Rebecca’s cottage was perfect in every way! An Aga to keep warm, really comfy bed and peaceful, with a wee touch of the Highlands thrown in for good measure.
We will be back!

Rebecca is a great host. The homemade brownies she left for us were awesome (and very more-ish). The location was great for us over the Guy Fawkes weekend. Our dog gets very scared of fireworks and Colby was a nice quiet location. We didn’t hear a single bang (the first time in 10 years we’ve been able to relax on 5th November). The barn conversion has been very well done to a high standard and the underfloor heating was great.

The property and the grounds are beautiful - perfect for the dog to explore and he was so welcome. Rebecca the host is fantastic always on hand if needed, responsive and has brilliant recommendations for walks and great food. Everything inside the property and decor is luxurious and the AGA is amazing! It’s the perfect location to visit the lakes, Pennines and Yorkshire dales for walking! Honestly can’t recommend this beautiful stay enough!

Such a perfect place to stay. Beautifully furnished and the hosts have literally though of everything. Loved the little touches, especially the welcome pack and it was great being able to communicate so easily throughout our stay. Definitely the nicest Airbnb I have stayed in, everything was such good quality and felt like a home away from home. We’ll definitely be back again! Thank you Rebecca and Dave.

If we had stayed at a castle, we would not have been better accommodated!! Nether Hoff Farm was just what we were looking for while visiting our ancestral area.
Everything was top-notch and more than we needed, but so appreciated!
Rebecca is a very responsive host and was super helpful with answering any questions we had about the area. The area was in an excellent location to visit the coast as well as the Lakes District, not to mention how friendly the Appleby area was.
We would definitely go back there if we ever have the opportunity.

Rebecca is a fantastic host - she made us feel so welcome and had thought of absolutely everything to make us feel at home. We felt completely relaxed as soon as we arrived and our dog had a great time playing in the river too! The barn and the grounds are beautiful. We would definitely recommend.

It's really difficult to improve on the comments made in the previous reviews; they say everything we want to say!
Rebecca is an excellent host. Before our arrival, she emailed a very complete handbook of information for the barn and the local area and its amenities.
On arrival, we were made to feel extremely welcome (others have mentioned the homemade brownies and the wine and the doggy treats).
Lucy our Lurcher was made especially welcome by Peggy!
The barn, furnished and stocked to a very high standard, was a perfect location for a few days away in peace and tranquillity.
We were particularly grateful for the provision for Lucy, who thoroughly enjoyed herself, and also the wealth of information that Rebecca (who was never more than a phone call or email away) was able to provide about the area and its pubs, restaurants and places to visit. Thank you and we look forward to a return visit one day!

We have the nicest stay in the well equipped barn, everything had been thought of. Rebecca was so welcoming and helpful throughout our visit with helpful recommendations of places to visit, eat etc.
The area where the barn is situated is so handy for either visiting the Lake District or even going over to the Yorkshire dales for days out.

We met the very friendly ‘Peggy’ the border terrier, who came to visit us while we were sat out on the beautiful patio area at the back of the property overlooking the garden.

Highly recommend to anyone thinking of visiting this area as it’s set in such a peaceful area & the barn is beautiful.

We hope to be back in the future.

Excellent property in easy location for Penrith, Appleby, and so long as you enjoy beautiful views while your traveling Hexham, Barnard Castle, Carlisle, Keswick, the major Lake District passes. Or relax overlooking a beautiful landscaped garden. Entertainment from two lovely friendly dogs. Rebecca exceptionally helpful despite being away on holiday herself. Well done a lovely well equipped property!

Rebecca was an excellent host - detailed instructions for arrival for using the barn and about the local area. We felt very welcome and finding some homemade cake and a bottle of wine was a real treat. The barn is beautifully finished and furnished and we really enjoyed the peaceful country location, the view from the patio and walking round the grounds - great place to unwind

We had a perfect week here, the location is absolutely beautiful and it’s really easy to get out and about to nearby villages and towns. Rebecca and Dave were brilliant hosts, on hand if we needed them and made our pup Scooby very welcome! We were absolutely stunned by this stay. It was furnished to a high quality with high end products being used and this was reflected throughout the whole building. Rebecca and her family made us so welcome, sharing their amazing garden with pond and stream but respecting totally our privacy. The perfect weekend get away - we should have booked for longer!
The location was perfect with Ullswater about 20 mins away. Appleby is a short walk away too, but you still get the feeling you're totally alone and get the peace of the countryside at the barn. We had the best time here and would come back in a heartbeat.
Our wonderful host also thought of everything - games, picnic items, first aid box, bbq, maps, as well as every essential covered! She also added some wonderful personal touches that made the stay extra special.
The perfect retreat! We cant really fault it x
